2008 YTD Numbers for Tulsa Housing Market Outperform National Averages

          TULSA, OK (January 26, 2009) – In 2008, amid what most consider the worst financial crisis of our time, Tulsa home values remained stable.  The local 2008 YTD average price outperformed the national market. The Tulsa MSA average price YTD showed a slight increase from $146,354 in 2007 to $147,118 in 2008.  Nationally, the average price of homes sold in 2008 fell 8.6%; it should also be noted that nationally the average price of $243,100 is almost $100,000 more than the local average of $147,118.  GTAR noted that as one major strength of the local market; Tulsa has always had significantly lower prices than most of the country which allows buyers to get more house for their money. 

            Although prices have fallen nationally, lower prices are the stability of the local market.  When other markets experienced rapid price increases, we remained steady at reasonable growth rates.  The number of closed transactions in December 2008 were 3 fewer than that of a year ago; nationally, sales increased 6.5%.

Auto Insurance

1.    Ask for an age discount.

Combined with a safe driving record, you can get better rates for being an older driver.

2.    Tell your agent you've retired (or are doing some telecommuting.)

When you're not racking up commuter miles every day, your rates will likely go down. The number of miles you are driving can have an immediate impact on your rates.

3.    Adjust your auto coverage.

If the kids have left for good, take them off the policy. If they are simply away at college, ask about a distant-student credit.

Homeowners Insurance

4.    Cover those valuables.

If you're planning to travel, it's good to check your homeowner's policy. Obviously, you want replacement value for anything lost or stolen. You also want to make sure that the policy doesn't limit your losses in specific pricey-item categories, like jewelry, antiques, furs or collectibles. If it does, a special policy, called a "floater" or "rider," can cover the value of individual items.

5.    Do your due diligence.

Insurance often pays off unless there is some basic chore that you neglected (like making sure the furnace is serviced or that the pipes don't freeze.) A question you should ask your agent is "What does your policy require?"

Tulsa World

The Tulsa World printed a great article about Oklahoma's job growth saying the state moved to eighth on the nation for job growth.  The report came from OKlahoma 21st Century, a non-profit research foundation.  Recent job growth for Oklahoma includes 21,300 new jobs.

News like this can explain why Tulsa, OK is weathering the national real estate crisis so well.  Tulsa real estate is projected to drop by only 1% in 2009 - hardly a crisis - a simply ebb and flow in a reasonable market.  Proper market balance will ensure a healthy market for Tulsa in the future.

Hmmm... Worth considering as a better alternative to the give-away programs currently sucking money out of American taxpayers pockets.

The National Assn of Homebuilders has representatives in Washington DC
today pressing for passage of a bill, "Fix Housing First."  In a nutshell, the two key provisions are:

(1)  The federal government would offer a tax credit of between $10,000
and $22,000 (depending on locale) to anyone closing on the purchase of a
home, new or resale, by December 31, 2009.  The credit would not have to be
repaid, which is a major upgrade from a tax credit passed last summer; and

(2)  The government would provide a federally-subsidized 30-year fixed
rate mortgage of 2.99 for all home purchases, new and resale, closing by June
30, 2009.  After that, the rate would be 3.99 for purchases closing by December 31, 2009.

What a difference a year makes.

There are a number of challenging issues facing the Tulsa region and the state of Oklahoma, and today in Washington, D.C., restoring economic growth and creating jobs is the number one domestic priority.

This is not the average cycle facing the economy, and experts predict that it will last longer and run deeper than most economic downturns. The sky isn't falling in Tulsa, but the ramifications are yet to be seen.

While it is important to be cautious, there is no cause for alarm. Tulsa has many strengths that will serve us well during this economy. Here is what we know.

Tulsa has been here before. In fact, we were just here a couple of decades ago and as recent as 2003. We know Tulsa has the resilience and the fortitude to withstand a tough economy.

Tulsa still remains below the national average in unemployment, and we continue to report net job growth.

Tulsa was selected in October by Forbes Magazine as the fifth-best city in the country to "ride out" the recession, based on its low unemployment rate and stable homeowners equity.
Tulsa is forecast to be the fifth-strongest market for residential real estate in the nation through September 2009.

Tulsa is ranked by MSN Real Estate as the ninth most livable city in terms of best bargains for real estate.

The Tulsa region is ranked by Forbes as the sixth best metropolitan area for jobs among the 100 largest metro areas in the country based on median household income, unemployment, income growth, cost of living and job growth.

The following is an economic snapshot of the state and our region:
 
  • Our cost of doing business is 7.1 percent below the national average.
  • Tulsa's cost of living is 11.5 percent below the national average.
  • Tulsa County per capita income is 20.7 percent above the national average, while the state's is 11.8 percent below.
  • The Tulsa area added 1,890 jobs in 2008.
  • Tulsa's current unemployment rate is 4.6 percent - lower than the nation's 6.5 percent in the comparable month.
  • In 2009, the number of jobs in the Tulsa area is projected to remain virtually unchanged to down 0.2 percent, along with the state - both better than the U.S., which is expected to decline 1.5 percent.
These statistics are not a secret, and the Tulsa Metro Chamber will continue to use our strengths to positively position and promote the Tulsa region.

Today, the global competition for markets, capital, labor and natural resources has grown more fierce than ever. This unsettles many Americans, as does the rapid pace and uncertainty of change.

But in these changes lies opportunity.

The chamber is committed to stemming job losses and bolstering our economy to further protect our community. Together, chamber executives, staff and board members are committed to focus on key priorities that are central to the organization and our mission.

While other places recover, Tulsa chooses to invest in streets, education and infrastructure.
While other communities wait, Tulsa continues to rebuild downtown by opening the BOK Center, a world-class arena, by remodeling and expanding the Tulsa Convention Center, and by breaking ground on Oneok Field, our new downtown home for the Tulsa Drillers baseball team.

But there is much more to do.

Last year, the chamber worked with government at all levels, elected officials across the political spectrum and partners across the region to join us in advancing a clear mission: build a more competitive economy and improve the quality of life for citizens of the Tulsa region.

And in 2009, we must remind leaders that business is the institution that continually reinvents itself, develops new industries and markets, creates jobs and unrivaled opportunities.

Small business is an economic driving force for our region, and the chamber continues to involve more small businesses and provide them more opportunities to grow.

Bixby's Bill Watts to be Inducted into Wrestling Hall of Fame

I just received this letter from my friend, Cowboy Bill Watts:

Friends...
 
Got a very surprising call yesterday...from the offices of the WWE...(which is Vince McMahon's pro-wrestling company)...the 'flagship of the industry'....world-wide...
 
and the 'caller'... told me 'they' had chosen me to be 'inducted into the WWE Wrestling Hall of Fame'...on the next Wrestlemania (which is their biggest annual event on pay-per-view)... Saturday...April 4th...
 
and 'would I consent and be available to attend the festivities in Houston on that date'...and for that weekend... and I can 'assure you'...anything the WWE does like this is 'first class and then some!'
 
First...what an honor... to be 'recognized by one's peers'...
 
and this...doubly so...because Vince Jr. and I have been on the 'opposite sides' of this business back when I was still active...(although his father and I worked extremely well together during his life)...
 
But when Vince's idea for 'his vision' of pro-wrestling was launched... it put him in an adversarial position to all other promotions here in the US... and eventually he was the 'winner'... and has built a true financial empire with 'his brand'...and changed forever the sport and industry...
 
Now...he and I did work together for 3 months some years back (my last active participation in the industry)...
 
and I gained 'huge personal respect for him'...
 
and as a visionary...and a person...his creative genius flowed in great lock-step with me during our 'creative sessions'... he truly was one I could 'do booking with' in the same far reaching way I was taught by another true genius of our business...Eddie Graham...
 
And everything Vince did...and how he interacted with me...was complete class... he is a detailed work-a-holic...with great self-discipline...who lives and breathes this business and his vision of it...
 
So...I respect him completely... even if we are 'not on point' on everything philosophically...;>)
 
Thus...I never 'envisioned being asked by his group' to be inducted into their Hall of Fame...
 
so...it was 'a surprise'... a very 'pleasurable one'... and I accepted with a 'whole heart'... and look forward to this...
 
btw...I am also going to their World HQ this month to do a 'round-table discussion' in two TV tapings...not-related to the HOF...which should also be interesting and fun...
 
So...I just wanted to share this with you...
 
I am also asked to 'choose my presenter into the HOF'...
 
and one of the great honors I personally experienced was to be chosen by Ernie Ladd to be his presenter into this same HOF years ago...and I still grieve his fairly recent loss as he transitioned to his Heavenly home... and there are many who have contributed so damn much to my career...*(sadly also...too many that have transitioned out of this life)...
 
in fact...in reflecting as I write this...my 25 plus years in the industry...there were so 'damn many' true 'characters'...'unique individuals'... both in the biz and out...that contributed so tremendously to my life...that as hard as it may be for any of you to accept...'I am humbled by them...and their contributions'...and even moreso...for those who impacted me in such a major way... at a time when I did NOT take the time to even truly realize it...or value it so tremendously... to each of them... thank you!!
 
But without a doubt... if it is agreed to by them (WWE)...there can be 'no other'...than Jim Ross...(their JR)...as he has been with me since he was a young man...and worked his way up to my 'right hand man'... by becoming a great contributor and force in so many aspects of this business... and even now...is a VP in WWE...and one of Vince McMahon's trusted advisors...
 
and Jim has always 'been a supporter of mine'...sometimes even to the detriment of his own career momentarily... because you just cannot hold a good man back for long...
 
like at WCW... when I left that operation and they 'appointed a guy named Bischoff to run it'...which in my opinion was the final straw that begin the process of totally destroying that wrestling division in Turner Broadcasting...who no longer is involved in wrestling...and in that process...Jim was 'let go'... much to his chagrin... because he had given so much of himself to them... and earned his position...and was the most talented -- and trustworthy person they had...
 
but it became a blessing as Vince McMahon recognized his value...and hired him...and he has been with Vince ever since...
 
while wrestling at TBS is 'no longer'... and I don't believe Bishoff has ever been more than someone's 'gopher' since...which suits his 'no-talent self'...in my 'humble opinion'...;>)
 
Thus... I will choose Jim to be 'my presenter'...
 
'also hoping I can still gently influence him into writing a favorable speech about me'... and not revealing the 'few flaws' that someone so close for so many years may think they have perceived'...;>)
 
Of course now...as JR...he wears the 'black cowboy hat'... which sometimes also signifies being a 'villain'...;>) ...
 
and I'm sure some of you also see him on the sidelines at every OU football game... which is his heart's delight now too... but even there he is wearing that 'black hat'...
 
But myself...with my 'pure heart'...I wear a white cowboy hat... a true 'babyface'... a hero...handsome and trustworthy... and all that other stuff so associated... and after all...as Sputnik Monroe used to say... and now I have plagiarized: "I am the women's pet and the men's regret!"...;>)
 
and 'not now'...just a 'legend in my own mind'... as some may have somehow thought...;>)
 
But a Hall of Famer...
