Court Appointed Special Advocates (CASA) announced a special fundraising event eveyone can enjoy. The Federal Housing Administration announced an increase in the FHA home loan limit today! Word came to me today courtesy of Karen Heston at Bank of Oklahoma Mortgage. Tulsa, OK Pending Real Estate Sales Increase

Increasing home sales are expected this time of year but is is probably a more welcome cycle this year than in recent years. The drought of home sales caused by the December 2007 ice storm left January 2008 shoy of approximately 60 single family home sales in the Tulsa, OK metro area when compared to January of 2007.

There are presently 987 single family home sales pending in Tulsa, Jenks, Bixby, Owasso, Broken Arrow and Union school districts combined. We'll see how the first quarter shapes up but based on the number of sales in my office over the past few weeks, I expect it to be a good quarter. At the moment, we are having a difficult time keeping our normal level inventory of homes. Many are selling in the first few weeks of listing. This is GREAT news when compared to the national blight in the housing industry.

Timeshares Resurected

The timeshare has been resurrected on a grand scale. Previous timeshare groups wrecked the industry and left consumers short by overbooking the resorts and failing to properly budget money that would be needed for future operations. Recent developments however, have brought the timeshare back and into the luxury market with a bang. High-end consumers who tired of maintaining luxury residences which were not frequently used have opted to purchase timeshares for the amount of time they vacation. An added benefit is the ability to select one of multiple locations. I am most intrigued by the luxury cruise line residences under construction and scheduled to set sail in 2008. With these ships, owners purchase a portion of the luxury liner. Prices of these packages range from $450,000 to several million. There are tremendous changes in luxury housing and staying on top of the trends is an important part of marketing my luxury homes. It is a worldwide market and we have to look for buyers outside of our own backyard. The Market is doing well in the luxury real estate category in the Tulsa, OK metro area. There are presently 10 pending home sales with a list price over $1,000,000 waiting to close. Five days after Christmas is not the time most people think of homes selling but full-time real estate professionals with McGraw Realtors, Tulsa's leading seller of executive and luxury homes, haven't hibernated for the winter. Eleven of the twenty side of the pending luxury home transactions are being represented by a McGraw associate.

Shadow Ridge Pricing Market Update

According to the Tulsa Metro MLS, the Shadow Ridge Subdivision, located in the Union School District, is not lacking in activity. There are 10 current active listings and 4 pending, this absorption rate results in 2 1/2 months of active inventory. If you live in this South Tulsa neighborhood and want to sell your home in the shortest time period possible, be strategic.

• Listen to what the market is saying about home values in order to determine a price position. The National Association of REALTORS would suggest that if your house is priced correctly, you should get one offer for every ten showings. In a normal market you should get 1 to 2 showings per week.

If you do not get any showings, the market is talking and you may need to adjust your price. Additionally, if you have multiple showings and no offers, that is the same as no showings no offers and you need to take a look at the price again.
